The way in which a property is managed will have a large impact on the returns that are made and the length of time that the tenants are likely to want to reside in the property. Managing a rental property can be very time consuming having to receive phone calls from tenants with maintenance issues all times of the day and night, receiving rental payments and visiting the property to carry out inspections. Consequently we offer a fully managed service in order to make the letting of the property as stress free as possible.
We do not offer a let only service as we feel we have no control over maintenance issues and the day to day running of the let. In our experience some landlords start out with good intentions of looking after their properties and tenants but in reality they do not have the time and expertise to fulfil this. Consequently a good tenant becomes a bad tenant and a bad payer. Landlords are of course at liberty to use their own contractors to whom we would be pleased to liaise with, again to ensure that the let runs smoothly. We have therefore found that by operating a fully transparent, fully managed service the tenants are provided with a good service and in the long run the landlord has a more secure income.
Our fully managed service includes as standard a professional inventory and tenant check-in, notification to utility providers and local authority, a rent and legal expenses cover, quarterly property inspections with written report supplied, monthly rent collection and statements, dealing with the tenants on a day to day basis and organising any maintenance authorised by the landlord, organising gas safety, P.A.T and Electrical Safety Certificates and Energy Performance Certificates when required and conducting "check-out" with the tenants on vacation of the property.
All tenancy deposits paid by tenants need to be registered in one of the Governments three nominated adjudication schemes. At the end of the tenancy if there is a disagreement between the landlord and tenant over any deposit deductions then the amount that is in dispute needs to be paid across to the deposit scheme along with any supporting evidence and they will make an independent decision on the allowable deductions. We are part of the My Deposit Scheme and carry out all of the above as and when required.
